Sustainability meets Luxury

Sustainability is the watchword of the moment in luxury home design. Passive House standards are becoming more commonplace across Mallorca and environmentally conscious features are a priority for buyers in search of a contemporary residence in Palma de Mallorca.

Sustainability is the watchword of the moment in luxury home design. Passive House standards are becoming more commonplace across Mallorca and environmentally conscious features are a priority for buyers in search of a contemporary residence in Palma de Mallorca.

Innovation is key when retrofitting existing period buildings in Palma and something John Candia Massey, property developer and owner of Besuto Homes, is well aware of. Massey works closely with local planning authorities (whose aim is to preserve the island’s natural beauty). Besuto Homes always looks to select sustainable local materials (stone, timber and clay), solar energy and natural ventilation as well as seek out the expertise of local artisans who have a depth of knowledge with regards to how to build sustainably. They work in conjunction with our team of forward-thinking architects, interior designers and landscape architects to create a range of exquisitely designed properties in Son Espanyolet, Santa Catalina.

Living Outside-In

The sunny Mallorcan climate ensures that residents spend a large portion of their day outdoors. Thus there is the need to create an effortless transition between outdoor and indoor living spaces. The use of large thermally insulated glazing with minimal sightlines not only allows for expansive views of the scenic surroundings but it also results in a minimalist architectural aesthetic that is the essence of our contemporary residences.

Sustainably Sourced

We use sustainable materials like locally sourced timber (from sustainably managed forests) which minimizes Co2 emissions. We also upcycle as often as we can, using elements from our original buildings like stone walls, roofs and staircases. Most property developers in Palma have only been concerned with issues regarding the built environment and reducing carbon emissions by reducing the energy required to run a home. Besuto is also focused on what’s described as ‘operational carbon’, which is the amount of energy that is required in the building of a home or, in our case, the retrofit of a residence. Reducing carbon emissions via our use of sustainable and locally sourced materials means we are one step closer to net zero emissions.

Working with Local Artisans

At Besuto our interior designers work closely with local artisans who place sustainability at the heart of their process and products. For example, we collaborate with tile manufacturer Huguet because they have a tradition of working with recycled materials. Local artisans rely on a wealth of know-how that has long privileged the correct use of resources in order to create well designed products that are long-lasting.

A Smart Home

Our custom-designed family residences are designed with the latest technology to ensure your home is well placed for the future. We utilize smart security systems, smart kitchens, lighting controls, climate control, smart entertainment and virtual voice controls that allow us the opportunity to come up with eco-friendly solutions throughout your home and thus lower your energy costs as well as reduce the home’s carbon footprint.

Sustainable Garden Design

We work with world-renowned Swedish garden designer Annika Zetterman from ‘New Nordic Gardens’ in order to ensure your Besuto garden will be in step with the sunny Mallorcan climate. Using themes from her book, New Nordic Gardens around ‘Simplicity, Silence, Fragility, Nakedness, Attunement, Boldness, Openness and Care’, each garden is in sync with the local habitat while simultaneously providing a calm and tranquil place for you and your family.
